Branded residences bring the service culture of luxury hotels into residential communities, while wellness-focused homes prioritize healthier lifestyles and preventive healthcare. Together, these trends reflect a shift in the priorities of India’s wealthy, who are increasingly viewing homes as long-term lifestyle assets rather than purely financial investments.

The Allure of Branded Residences

In the heart of Delhi-NCR, a new breed of luxury homes is emerging, where global hospitality brands are partnering with real estate developers to offer more than just high-end apartments. These branded residences provide a five-star lifestyle at home, complete with concierge services, 24-hour security, housekeeping, and even dry-cleaning.

Developers are increasingly turning to hospitality brands to differentiate their projects, and affluent buyers are willing to pay a premium for the experience. For instance, the recent agreement between JW Marriott and Elan Group for a branded residences project in Gurugram underscores this growing trend. The project, part of Elan’s approximately 50-acre integrated township, will feature JW Marriott Residences Gurugram, comprising 3, 4, and 5 BHK luxury homes.

The Edge of Hospitality Brands

While fashion and automobile brands can bring considerable design value to a residential project, hospitality companies have a fundamental advantage: they know how to operate a service-led property. Hotel brands already have the infrastructure, trained manpower, and operating systems required for concierge services, housekeeping, security, food and beverage, maintenance, and guest management.

This makes their association with residential projects relatively seamless. For example, Whiteland Corporation partnered with Marriott International to launch The Westin Residences, Gurugram a project spread across 7.78 hectares in Sector 103 along the Dwarka Expressway. With unit sizes ranging from approximately 2700 to 4400 sqft and a competitive starting price of approximately ₹7 crore, the project offers a unique opportunity to both end users and investors.

The Rise of Wellness-Focused Homes

India’s luxury housing developers are increasingly designing projects around wellness, betting that affluent homebuyers will pay a premium for residences that promise healthier lifestyles, preventive healthcare, and better aging. This shift marks a departure from the sector’s traditional emphasis on scale, imported finishes, and clubhouse amenities.

Developers are investing in low-density master plans, biophilic design, clean-air systems, and integrated health infrastructure. For example, Gulshan Group has integrated open spaces, greenery, privacy, and a stronger connection with nature into their projects, such as the recently handed over Gulshan Dynasty.

Holistic Well-being Ecosystems

The concept of wellness in residential projects is evolving further. Trehan IRIS is building an entire residential proposition around it with their recently launched Omara in Gurugram positioned as ‘India’s First Luxury Well-being Residences’. This project brings together preventive health, a dedicated longevity clinic, recovery, movement, nutrition, and environmental design within a single residential ecosystem.

Wellness experiences at Omara are curated in association with partners such as L’Occitane & Knox. This approach reflects a broader evolution in wellness real estate globally, where the focus is shifting beyond conventional gyms, spas, and fitness facilities towards environments designed around long-term well-being and healthier ways of living.

The future of luxury living in India is not simply about creating more refined spaces but about creating environments that meaningfully enhance the way we live. Whether it’s the allure of branded residences or the promise of wellness-focused homes, the next competitive battleground in the luxury housing market will be about whether the built environment can demonstrably improve how residents live.

As India’s luxury housing market matures, developers appear increasingly convinced that the next generation of residential development will be shaped by these evolving priorities.
